BrightView Landscapes Introduce
For commercial property owners and Homeowners Associations (HOAs) across Illinois, managing large, complex outdoor spaces requires more than just a typical lawn service—it demands the expertise and coordination of a true general contractor specializing in landscapes. BrightView Landscapes presents itself as the nation's leading commercial landscape company, offering a vast array of services from their Chicago location to support properties throughout the region. While some competitors focus only on basic maintenance, BrightView positions itself as an all-in-one partner for the entire lifecycle of a commercial landscape, from design and development to year-round maintenance and winter services.
Operating on a large scale often means handling multiple service lines, intricate scheduling, and significant logistical challenges, essentially functioning as a large-scale general contractor for all exterior grounds. Their comprehensive offerings in landscape architecture, design, and construction, paired with essential maintenance, aim to provide a worry-free, dependable service commitment. However, it is important for prospective clients in Illinois to conduct thorough due diligence, as the reviews available publicly present a mixed picture, with some customers praising the detailed work, while others report issues with consistent service delivery, missed appointments, and inadequate communication with account managers.
The company focuses heavily on commercial properties, including office parks, retail centers, HOAs, and sports turf facilities, indicating a deep level of expertise in managing high-traffic, high-visibility sites. When considering a partnership with a contractor of this scale, Illinois businesses should carefully review their contract specifics to ensure alignment between the promised scope of work and the consistent quality of execution that their property demands.
BrightView Landscapes operates a strategic branch in the city of Chicago, providing a central base of operations to service their large commercial client base across the metropolitan area and beyond in Illinois. The key location is:
- 230 N Western Ave, Chicago, IL 60612, USA
This location within the Near West Side of Chicago provides excellent access to major transportation routes, which is crucial for a large commercial service provider mobilizing crews and equipment for extensive maintenance, construction, and rapid snow removal operations throughout the Chicagoland region during severe weather events. Their capacity to be responsive is a core part of their value proposition, emphasizing their ability to handle the diverse demands of the Illinois climate and commercial properties.
BrightView Landscapes offers an exceptionally broad spectrum of services, allowing them to manage a property's outdoor needs from a single contract. Their comprehensive approach encompasses the roles of a landscaper, landscape architect, hardscape construction expert, and snow removal service provider. The services provided to Illinois clients typically include:
- Landscape Management & Maintenance: Comprehensive services including weekly mowing, turf and plant care, mulching, pruning, and general property clean-up.
- Water Management: Advanced irrigation management, analysis, and sustainable water feature design and maintenance, vital for healthy landscapes in the fluctuating Illinois weather.
- Construction & Hardscaping: Full-scale landscape installations, new landscaping development, hardscape construction (including retaining walls, patios, and walkways), and landscape renovation projects.
- Horticultural Expertise: Seasonal color design and installation, plant care, weed abatement, and integrated pest management (Pest Management).
- Arbor & Tree Services: Professional tree landscaping, tree and stump removal, and management of tree health.
- Snow & Ice Management: Reliable commercial snow removal service, anti-icing, de-icing, and ice control for ensuring property accessibility and safety during challenging Illinois winters.
- Specialty Services: Management of sports turf, golf course maintenance, and design/installation of outdoor water features.
BrightView Landscapes highlights its ability to serve as a comprehensive, single-source provider for commercial clients, leveraging its national scale with local presence. Key features and highlights include:
- Single-Source Commercial Partner: The ability to handle all exterior property needs—from planning and design to maintenance and winter services—under one provider, simplifying vendor management for property owners and HOAs.
- Expertise in Large-Scale Projects: They possess the resources and technical staff (including landscape architects and designers) necessary to undertake large-scale construction, development, and complex landscape renovation projects.
- All-Season Reliability: Providing essential snow and ice removal services ensures commercial properties remain safe and accessible during heavy snowfall, a critical service for businesses in Illinois.
- Integrated Management Programs: Services are offered through customized management planning that incorporates irrigation management, turf health, and pest control for proactive property care.
- Mixed Customer Feedback: While testimonials on their website praise timely and professional service, public reviews from some local clients mention significant dissatisfaction, including consistent failures to complete contracted weekly services, poor communication, and even property damage. Prospective clients should investigate recent local performance closely.
For commercial clients and property managers in the Illinois area who wish to inquire about the broad range of landscape and general contractor services offered by BrightView Landscapes, the Chicago branch can be contacted using the following information:

Choosing a large commercial entity like BrightView Landscapes is worth considering for Illinois clients who prioritize having a single, comprehensive provider that can handle the full scope of a property’s outdoor needs. Their value proposition is particularly strong for large-scale commercial properties, corporate campuses, and large HOAs that require sophisticated management programs, professional landscape design, and dependable snow and ice management.
However, what is also worth noting for Illinois users is the necessity of ensuring that the local team executing the work maintains the quality promised by the national brand. The available public feedback suggests a significant gap between the intended "worry-free, dependable service" and the actual on-the-ground performance experienced by some customers, with complaints ranging from skipped service weeks and partial property cuts to difficulties in getting resolutions from account managers. The issue of racially motivated property destruction, as described in one review, raises serious concerns about professionalism and respect, which should be thoroughly investigated by any prospective client.
Ultimately, a company like BrightView offers the distinct advantage of extensive resources and a full-service capability that smaller contractors may lack. However, property managers in Illinois must employ stringent oversight and ensure that clear, enforceable performance metrics are built into any contract to guard against the service inconsistencies and dissatisfaction issues that some past customers have reported.

BrightView Landscapes Reviews
I run operations for an Amazon delivery station in the Pullman neighborhood in Chicago and we have a contract with Brightview for weekly service of trimming and grass cutting. Brightview often failes to cut and trim the whole property, skips entire weeks, and does not improve when account managers are contacted. If you're looking for quality, professional commercial landscape company you can trust I recommend you don't choose Brightview. Pictures attached of our grass looks like after I just complained to a manager 2 weeks earlier that we were not getting our weekly service
June 14 · JeffI agree with the other reviewer. This company is a joke! Brightview fashions itself as landscapers, but they are anything but! I plant my own flowers every year and have been doing so for over 20 years. I have never had a problem with the landscapers “mowing down” my flower beds or chopping down” my roses bushes. Guess What? Brightview did. Not just once OR twice but many times. They intentionally destroyed my property. I must say that I truly believe it’s racially motivated. The workers are rude, disrespectful and unprofessional. We live in a gated community and pay top dollar for SUBSTANDARD work. I was delighted to find out that we are NOT renewing our contract and they will be gone this December 2018. Good riddance!
October 23 · G GDidn’t show up to perform work or do any throughout the summer - as specified in the contract. Additionally, refuse to provide any proof of service when requested. Not to mention the quality and imagination of their work is terrible. AVOID THIS COMPANY.
February 06 · Justin ArmesOur homeowners association made the mistake of going with this company this year. What a colossal mistake. Result yard After yard full of weeds and a non-responsive company. Haven’t had lawns this horrible in the last 15 years of being here. Avoid at all costs!
July 16 · Chitown ChampionsI asked four Hispanic guys leaving QTS if they had a card. One of them said no negra. I won't do business with this company.
